There can be no doubt that technology has changed the property market worldwide. Serious buyers use the internet to do their research before they even arrive and, at a minimum, expect plenty of professional quality photographs and a video tour of the property. As a seller, this is the absolute minimum you should expect from your agent too. Don’t settle for sub-standard service.

Technology has changed the property market

While any agency with an advertising budget can advertise your property on the main international portals, it is the quality of that advert that is important. As the seller, you should expect that your property is presented and described in a way that draws the buyer in. Review your agent’s listing of your property with a critical eye. Would it entice you to seek further information and a viewing? If not, cancel your contract and find an agency that will do your property justice.
The oft-repeated “it costs nothing to list with many agents” mantra is a fallacy. Your property listed by many agents on the same sites can portray an air of desperation to foreign buyers. Most are not accustomed to multiple agencies listing the same property for sale in their local markets. Additionally, if the first ad they click on happens to be of low quality, your property will be written off as they move onto the next property.
