According to idealista, house prices for sale in February rose in 18 district capitals, with Beja (21%), Setúbal (16.9%) and Vila Real (16.6%) leading the list. House prices also rose in Santarém (15.5%), Évora (15.3%), Bragança (13.1%), Ponta Delgada (12.6%), Leiria (12.2%), Funchal (9.8%), Viseu (9.2%), Coimbra (9.1%), Braga (8.9%), Portalegre (7.7%), Guarda (7%) and Faro (5%), Porto (3.6%), Viana do Castelo (3%) and Castelo Branco (2.8%).
There were two large cities where the cost of housing remained practically stable: Aveiro (0.1%) and Lisbon (-0.4%), according to the same data from idealista.
Lisbon continues to be the city where it is most expensive to buy a house: 5,515 euros/m2. Porto (3,643 euros/m2) and Funchal (3,528 euros/m2) occupy the second and third places, respectively. Next come Faro (3,069 euros/m2), Setúbal (2,673 euros/m2), Aveiro (2,475 euros/m2), Évora (2,370 euros/m2), Ponta Delgada (2,052 euros/m2), Coimbra (2,033 euros/m2), Braga (1,953 euros/m2), Viana do Castelo (1,934 euros/m2), Leiria (1,624 euros/m2), Viseu (1,559 euros/m2) and Vila Real (1,446 euros/m2).
The most affordable cities to buy a house in Portugal are: Guarda (851 euros/m2), Castelo Branco (893 euros/m2), Portalegre (903 euros/m2), Bragança (1,038 euros/m2), Beja (1,104 euros/m2) and Santarém (1,401 euros/m2).
Most expensive districts
Analysing by district and island, idealista found that it can be seen that houses for sale became more expensive in most territories between February 2025 and the same month last year. The biggest increases in house prices took place on the island of Porto Santo (20.5%), Évora (19.1%) and Portalegre (16.9%).
Increases in the cost of housing were also recorded in Santarém (15.6%), São Miguel island (14.5%), Beja (14.3%), Terceira island (14.2%), Madeira island (11.6%), Braga (10.4%), Setúbal (9.9%), Faial island (9.8%), Vila Real (9.5%), Aveiro (9.2%), Leiria (9.2%), Porto (8.6%), Faro (7%), Viseu (6.9%), Coimbra (6.8%), Bragança (5.3%), Pico island (5.2%), Lisbon (4.5%) and Viana do Castelo (3.8%).
In Castelo Branco (0.1%) and Guarda (0.1%), the prices of houses for sale remained stable. They even fell on the island of São Jorge (-24.5%) and the island of Santa Maria (-3.6%).
The ranking of the most expensive districts and islands to buy a house is led by Lisbon (4,167 euros/m2), followed by Faro (3,533 euros/m2), Madeira island (3,260 euros/m2), Porto (2,789 euros/m2), Porto Santo island (2,788 euros/m2), Setúbal (2,714 euros/m2), São Miguel island (1,890 euros/m2), Aveiro (1,835 euros/m2), Leiria (1,730 euros/m2), Braga (1,684 euros/m2), Faial island (1,509 euros/m2), Coimbra (1,496 euros/m2), Évora (1,495 euros/m2), Viana do Castelo (1,486 euros/m2), Pico island (1,482 euros/m2), Santa Maria island (1,404 euros/m2), Terceira island (1,371 euros/m2) and Santarém (1,315 euros/m2).
The most affordable prices for purchasing housing in the country are in Guarda (721 euros/m2), Portalegre (828 euros/m2), Castelo Branco (901 euros/m2), Bragança (903 euros/m2), Vila Real (1,063 euros/m2), São Jorge Island (1,129 euros/m2), Viseu (1,155 euros/m2) and Beja (1,238 euros/m2).
