The percentage of express rentals – that is, houses for rent that are advertised on idealista for less than a day – decreases as the range of rental costs for houses increases. This analysis reveals that 19% of houses in Portugal costing up to 750 euros per month (euros/m2) were rented within a period of up to 24 hours. In less than a day, 12% of homes with rents between 750 and 1,000 euros/month left the market, 11% of properties with values between 1,000 and 1,500 euros/month and around 4% of homes costing more than 1,500 euros/month.
Analysing the 6 district/autonomous region capitals with the highest supply of houses for rent in the first quarter of 2025, Funchal was the city where the percentage of houses rented in less than 24 hours was highest, reaching 25% of total operations. Next comes Setúbal (14%), Coimbra (11%), Porto (8%), Lisbon (7%) and Braga (6%).
The most affordable rentals, with prices below 750 euros per month, concentrate a large part of the demand, thus marking the highest express rental rates. In Setúbal, 25% of the houses rented in the first quarter of this year for less than 750 euros/month remained less than a day in the idealista database. Next comes Braga, with a percentage of 18%, Lisbon (17%), Porto (15%) and Coimbra (12%).
As price ranges increase, the percentage of express leases decreases, although in some markets this figure remains significant. In houses for rent priced between 750 and 1,000 euros, Funchal is the leader in express rentals, with 50% of houses rented in less than a day. Next come Lisbon (12%), Coimbra (11%), Porto (8%), Setúbal (8%) and Braga (7%).
In the case of houses with a monthly cost between 1,000 and 1,500 euros, 25% were rented in less than 24 hours in Funchal, 19% in Setúbal, and 11% in Lisbon and Porto. Finally, in terms of house rentals for more than 1,500 euros/month, 20% of houses in Setúbal were on the market for less than a day and 17% in Funchal, followed by Lisbon (4%), Porto (3%) and Braga (3%).
