Bank appraisals set a new record last month, at 1,965 euros. This is a 20-euro increase compared to July, according to data released by the INE.
The value at which banks appraise homes for mortgage loans rose again in August, for the 21st consecutive month. According to INE data, the median value of bank appraisals for homes was 1,965 euros per square meter in August, setting a new all-time high.
According to figures released by the National Statistics Institute (INE), the value of bank appraisals increased by 20 euros compared to the previous month, a monthly increase of 1%, marking the 21st consecutive month of monthly increases, continuing the monthly growth trend recorded since the end of 2023.
However, in annual terms, and after 12 months of growth, the growth rate slowed slightly. According to the INE, bank appraisals on housing registered a year-on-year increase of 18.1%, down from the 18.7% recorded in July.
The statement also warns that "the number of bank appraisals considered was approximately 31,700, representing a decrease of 6.4% compared to the previous month and 0.3% year-on-year."
Apartments saw the median bank appraisal value reach €2,269/m2, representing a 22.6% increase compared to August 2024. Greater Lisbon continues to have the highest appraisals, with prices of €2,991 per square meter, and the Algarve, €2,681 per square meter, while the Center had the lowest value: €1,472 per square meter.
The median value of one-bedroom apartments rose €48, to €2,914 per square meter, while two-bedroom and three-bedroom apartments saw their appraisals increase €27 and €15, respectively, to €2,344 and €1,957 per square meter, respectively.
The INE also reveals that the regions of Greater Lisbon, the Algarve, the Setúbal Peninsula, the Autonomous Region of Madeira, and the Alentejo Coast had appraisal values higher than the national median by 50.5%, 33.7%, 19.6%, 16.3%, and 5.2%, respectively.
In the opposite direction, Beiras and Serra da Estrela, Alto Tâmega and Barroso and Alto Alentejo were the regions that presented the lowest values in relation to the country's median (-52.5%, -50.4% and -50.4%, respectively).
