The municipality of Santo Tirso, in the Porto district, is among the municipalities with the highest price increases, registering a 38% increase in 2025 compared to 2024.
Executive Digest highlights areas outside major metropolitan areas, with most increases registered in districts in the interior of the country.
Regarding the district capitals, Beja, Bragança, Castelo Branco, Santarém, Portalegre, Évora, Setúbal, Faro and Aveiro registered house price increases above the national average, with increases in 2025 ranging from 24.8% to 33.5%.
In the Lisbon Metropolitan Area, Barreiro led the price increase (+32.5%), while Cascais registered the least appreciation (+15.8%). In the Porto Metropolitan Area, Gondomar recorded a 31.3% increase in house prices. Although more contained, Póvoa do Varzim registered a 13.7% increase.
