The biggest annual rises were recorded in Setúbal (11.9%), Leiria (11.3%), and Viana do Castelo (11.1%).
Other cities also saw notable growth in housing rents, including Faro (9.7%), Ponta Delgada (9.7%), Coimbra (9.3%), Santarém (7.1%), Viseu (6.3%), Braga (2%), Funchal (1.3%), and Aveiro (0.6%), according to idealista’s data.
Rents Fall in Some Cities While Lisbon Remains Most Expensive
On the other hand, some cities experienced declines in rents over the past year. Castelo Branco experienced a 2.1% drop, and Porto saw a larger decrease of 6.3%. In Lisbon, prices remained largely stable, falling just 0.5%.
Lisbon remains the most expensive city to rent a home, with a median price of €21.80 per square metre, followed by Porto (€16.70/m²) and Funchal (€16/m²). Other higher-priced cities include Faro (€14.80/m²), Setúbal (€13.90/m²), Coimbra (€12.30/m²), Aveiro (€11.40/m²), and Ponta Delgada (€11.10/m²).
In the mid-range rental segment, the rates are Braga (€10.10/m²), Viana do Castelo (€9.50/m²), Santarém (€9.50/m²), and Leiria (€8.90/m²). The most affordable district capitals remain Viseu (€7.80/m²) and Castelo Branco (€6.70/m²).
