According to the most recent data from the Imovirtual portal, released on 6 April, demand for properties in coastal areas registered a staggering 143.7% growth over the last year, far exceeding interest in the interior of the country.
Record search
In March, the search volume reached 139,308, an unequivocal sign that proximity to the ocean has ceased to be a privilege of second homes and has become a priority lifestyle choice across various strata of Portuguese society.
This new reality is being driven by the emergence of new real estate hotspots, where municipalities such as Lagos (+416%) and Tavira (+302%) lead the growth, but with demand now expanding significantly to areas such as Grândola, Caldas da Rainha and Mafra, diversifying the available options and injecting vitality into regions outside the major urban centres.
Democratisation
Simultaneously, there is a democratisation of access to these locations, as the average budget sought in coastal areas decreased by 9.5% to €426,666.
According to Sylvia Bozzo, Marketing Manager at Imovirtual, this decrease indicates that the market is attracting buyers with more realistic expectations, which is reinforced by the adjustment of prices in the South, where traditionally more expensive regions, such as Lisbon and Faro, registered decreases in the average budget sought of -21% and -27%, respectively, making them relatively more competitive in the current context.
Redistribution of demand
Despite this enthusiasm and the geographical redistribution of demand, the data also reveal some challenges, with the North and Centre establishing themselves as areas of strong appreciation that require greater investment.
In Porto, for example, the average budget jumped 32%, reaching 520,000 euros, while in Coimbra the increase was 20%, which continues to put pressure on those looking for a home in these main cities.
However, the general interpretation by experts is that this is a positive and balanced transformation: the "boom" in beach houses is transforming the national landscape, confirming that the Portuguese are finding innovative ways to reconcile their financial needs with the desire to live by the ocean, thus reshaping the sector's landscape for the coming years.
