With an increasingly demanding market for luxury properties, the balcony has ceased to be just an architectural detail, becoming an extension of the house itself. Thus, this outdoor space is considered essential, especially in denser urban centres. In this context, luxury homes with balconies are 10% more valuable than those without.
In Portugal, the number of luxury homes with balconies is limited, according to idealista. In the first quarter of 2026, 3,000 properties were advertised in this sector, 5% fewer than in the same period last year. According to idealista, average prices for premium homes with outdoor spaces rose 2% in 2025, to €1,535,500.
Where are more luxury homes with balconies found?
idealista says that the supply of luxury homes with balconies is limited, being more representative in the districts of Aveiro, Faro, Lisbon, Madeira Island, Porto, and Setúbal.
The districts of Lisbon and Porto have the largest share of premium homes with this outdoor space, accounting for 75% of available housing. In Faro, 13%; in Madeira, 6%; and the remainder in Setúbal and Aveiro.
Despite these regions registering the highest number of luxury homes with balconies, their supply has also been decreasing. Currently, Lisbon registers a 14% decrease, while Madeira Island registers a 3% decrease.
In an upward trend, the district of Setúbal registered a 60% increase in the supply of luxury homes with balconies. In turn, Aveiro and Faro registered an increase of 27% and 8%, respectively. As for Porto, the supply increased by 5%.
Data from idealista also shows that in the Portuguese luxury real estate market, there are 34% fewer homes with balconies than without. The difference becomes more pronounced in Lisbon, reaching 45%. In Porto and Lisbon, the difference recorded is 25% and 2%, respectively.
