On a typical Algarve day, with inviting temperatures and crowded beaches, the mediation professionals made a different choice: to dedicate their time to learning, discussing trends and looking for answers to a market in constant transformation. The strong participation in the event demonstrated not only the interest in the topics covered, but also the desire of professionals to remain prepared for an increasingly demanding future.

The session began with the welcome words of the National Vice-President of APEMIP, Paulo Caiado, who highlighted the importance of anticipating trends and transforming knowledge into action. It was the starting point for an afternoon marked by diversified content and a very active participation of the audience.

The event was conducted by José Gabriel Quaresma, from CNN Portugal, whose experience and moderation skills contributed to the dynamics of the debates and to the interaction between speakers and participants.

One of the first highlights was the intervention of Francisco Serra Loureiro, President of the Professional Council of the College of Solicitors of OSAE. His presentation focused on topics of great relevance to mediation professionals, namely the tax benefits still available to foreign residents and the recent changes related to succession matters. Issues often present in real estate transactions and that require an increasingly in-depth knowledge on the part of the mediators.

This was followed by one of the most anticipated panels of the day, dedicated to Artificial Intelligence and the digitalisation of real estate activity. Representatives of Inovadigital, idealista and Alfredo IA presented concrete examples of the application of these technologies to the sector, demonstrating how they are already contributing to improving processes, increasing efficiency and supporting decision-making.

The debate allowed us to realise that technology is here to stay, but also reinforced a consensual idea among the participants: the human relationship continues to be one of the main differentiating factors of real estate mediation. Between technological innovation and proximity to the customer, the balance will be increasingly decisive for the success of professionals.

As usual in APEMIP events, Vítor Neves' intervention was one of the most striking moments of the conference. Professor at the School of Real Estate Activities and a recognised reference in the sector, he brought to the stage an approach that was both pedagogical and relaxed, sharing everyday situations of the profession that caused smiles, but also important moments of reflection.

The afternoon continued with an analysis of national and foreign investment trends through a conversation between Ricardo Guimarães, Director of Confidencial Imobiliário, and Benedita César Machado, from Arrow Capital. The experts shared data, perspectives and readings on the reality of the real estate market in the South of the country, allowing participants to better understand the dynamics that influence one of the most sought-after regions by national and international investors.

In the final stretch of the meeting, APEMIP reinforced its commitment to its members by signing partnership protocols with HalloCasa, Rede Vistorias and The Portugal News. These collaborations aim to create new business opportunities, provide useful tools to professionals and contribute to the enhancement of the real estate mediation activity.

At the end of the conference, the Vice-President of the Southern Region of APEMIP, Paulo Lopes, left a message focused on proximity to professionals and the need to listen to those who are on the ground daily.

The "Serenatas da Mediação" project was also presented, an initiative that aims to promote informal meetings between professionals from the Algarve and Baixo Alentejo, encouraging the sharing of experiences, the creation of new connections and the strengthening of the spirit of collaboration in the sector.
