The data is provided by Imovirtual, which states that “despite the general increase in demand, there are markets outside the large centres gaining interest precisely because they combine lower average budgets, greater space and family types.”
In the last three months, according to the same source, “the national demand for apartments and houses for purchase grew +147% compared to the same period of the previous year, going from 170 thousand to 422 thousand searches.” Still in the same period, “the average price sought rose +14.2%, from 270,198 euros to 308,488 euros.”
"In this context, any municipality where the average price sought is below 308,488 euros is below the national average of demand analysed. And it is precisely in these markets that some of the most significant growth is observed", can be read in the statement.
Municipalities with the most growth
Among the municipalities with the greatest growth, “Vale de Cambra, in Aveiro, stands out, with an increase of +438% in searches and an average price sought of 164,824 euros, 46.6% below the national average.” The Azores (+432%) follow Vale de Cambra, with an average asking price of €290,714, -5.8% than the national average. Valença shows a 356% increase and an average price of €203,716, -34% below the national average. Still in the same context, Paços de Ferreira appears, “with +292% and 281,417 euros, 8.8% below the national average.”
Sylvia Bozzo, Marketing Manager at Imovirtual, quoted in the press release, says that "the search for a home remains very active, but also more guided by accessibility criteria. In a context where the average price sought at the national level already exceeds €308.000, municipalities where buyers seek lower values are gaining relevance. This trend shows that many people are broadening their search radius and looking for markets where they still hope to find a greater balance between price, space and location."
