Analysing the 18 district capitals with representative samples, it appears that the supply of rooms for rent has increased in almost all cities, with emphasis on Castelo Branco, where the stock of rooms has tripled. Also in Bragança, Santarém and Lisbon, the supply of rooms on the rental market jumped in one year, having more than doubled between March 2023 and March 2024.

There is also greater availability of rooms for rent in shared houses in Ponta Delgada (95%), Porto (64%), Coimbra (62%), Viana do Castelo (44%), Braga (41%), Viseu (29%) , Évora (26%), Faro (23%), Aveiro (8%), and Setúbal (6%).

In Guarda, the stock of rooms for rent remained stable during this period. And in Funchal (-66%), Vila Real (-11%), and Leiria (-2%) there are fewer rooms available to rent on the market.

Despite the increase in the supply of rooms for rent in most cities, prices continued to rise. Ponta Delgada was where rooms for rent rose the most in price, 42% in one year. Next are Castelo Branco (36%), Santarém (20%), Funchal (20%), Bragança (17%), Leiria (16%), Lisbon (15%), Viseu (13%) and Viana do Castelo ( 11%). The smallest increases in the price of rooms for rent were felt in Coimbra (7%), Braga (7%), Aveiro (7%), Évora (7%) and Porto (5%).

In Faro and Setúbal, room prices for rent remained stable over the last year. On the other hand, room rents fell in Vila Real (-20%) and Guarda (-20%).

Most expensive

Lisbon continues to be the city with the most expensive rooms to rent: 545 euros per month. Next are Porto (400 euros/month), Ponta Delgada (362 euros/month), Castelo Branco (300 euros/month), Santarém (300 euros/month), Funchal (300 euros/month), Viana do Castelo ( 300 euros/month), Coimbra (300 euros/month), Braga (300 euros/month), Évora (300 euros/month), Aveiro (300 euros/month), Faro (300 euros/month), Setúbal (300 euros /month) and Leiria (290 euros/month).

On the other hand, the cheapest rooms to rent are Guarda (200 euros/month), Bragança (234 euros/month), Vila Real (240 euros/month) and Viseu (260 euros/month).
