At the Goulding's site, Centre Park Road, and Monahan Road, there are 10 buildings with 1,325 residential units totalling apartments and duplexes.

The multimillion-euro proposal proposed in June by Leeside Quays Limited, an O'Callaghan Properties affiliate, has 51 restrictions attached to the council's approval.

To build 658 one-bedroom units, 465 two-bedroom units, and 202 three-bedroom units, the Large-Scale Residential Development (LRD) application proposed demolishing the existing on-site buildings and structures and clearing the site. The proposed buildings would have a height range of two to 14 storeys over a single basement. The 51 requirements' specifics have not yet been made public.

The developers applaud the decision to award planning clearance, calling it “a game changer for the city and its Docklands.”

The proposal hinges on a favourable planning decision from An Bord Pleanála on the former IFI property at Marino Point, which will enable Gouldings to re-locate from the Docklands, according to a statement from O'Callaghan Properties managing director Brian O'Callaghan.

A judgement from An Bord Pleanála on the appeal of the planning approval granted by the council to Gouldings is expected.

The Cork Chamber has also hailed the approval of the city's docks as “a transformative step for the city” and applauded the decision.
