Despite this slowdown, prices have, however, not stopped rising, especially because there is still an imbalance between supply and demand in this market. What was felt in June was, once again, a slowdown in rental growth.
According to idealista's price index, house rental prices in Portugal rose 3.5% in June compared to the same month last year, softening the annual increase compared to May (+4.4%). Renting a house now has a median cost of 16.7 euros per square meter (euros/m2) at the end of June. In relation to the quarterly variation, house rentals rose 1.1%.
Among the 14 district capitals (or autonomous regions) with representative samples, house rents recorded an annual increase in 12 cities, with Coimbra leading the increases (21.1%).
The price of houses for rent also increased in Faro (12%), Setúbal (11%), Viana do Castelo (10%), Viseu (9.5%), Leiria (7.2%), Braga (6.8%), Funchal (6.4%), Évora (5.4%), Santarém (3.8%), Lisbon (3.1%) and Porto (2.7%).
In Aveiro (-1.3%) and Castelo Branco (-0.7%), rents became cheaper in the last year, according to data from idealista.
Lisbon continues to be the city where it is most expensive to rent a house: 22.2 euros/m2. Porto (17.7 euros/m2) and Funchal (15 euros/m2) occupy second and third places, respectively. Next come Faro (14.2 euros/m2), Setúbal (13.1 euros/m2), Coimbra (12.9 euros/m2), Évora (11.9 euros/m2), Aveiro (11.6 euros/m2), Braga (9.8 euros/m2), Viana do Castelo (9.2 euros/m2) and Leiria (8.9 euros/m2).
The cheapest cities to rent a house are Castelo Branco (6.8 euros/m2), Viseu (8 euros/m2) and Santarém (8.8 euros/m2).
Idealista shows asking prices, I am not sure how relevant they are to any math. Additionally several 'big' agencies often post false non-existent apartments, that are testing the market, when such fake apartments get pulled (they don't exists in the first place), Idealista counts them as sales. I don't think any of this is relevant to estimate rental or sale prices, they are wish list, asking prices, not sale or rent prices.
