With the mission of creating “beautiful, high-quality houses that have profound respect for the environment”, Senmar has positioned itself as the combination of design, technology and sustainability. It is in Coja, in the Coimbra district, that Senmar develops its state-of-the-art prefabrication, producing timber-frame structures that combine industrial precision with architectural flexibility.

To found the company, Nizar Odeh collaborated with Aleskey Sosnovskis, who gave Senmar “the foundational construction expertise, from classic techniques to modern systems.” The founder of Senmar has also highlighted Valeriy Scerbak’s role in the company’s founding, bringing “technical vision and engineering skill” that transformed “ambitious ideas into a concrete, executable plan.”

Modular solutions

Senmar is a building company that offers “complete, end-to-end building solutions, adapting our role to fit the project,” as Nizar Odeh said. To private owners, the company becomes “dedicated builder of their finished house, managing the entire journey from design to delivery”, ensuring that all the details are done according to the clients’ request, ensuring their vision “for a high-demand, tailored house.”

However, companies may also request for Senmar services, and, in this case, Senmar works as a specialist manufacturer and supplier. With all the constructions being done with “precision-engineered timber-frame panels, acting as the high-tech manufacturing core of their own projects.” Nizar Odeh enforces that Senmar will always focus on “superior quality and advanced sustainability.”

There are two ways to have a Senmar-constructed property. It is possible to choose from a tailor-made panelised or modular option, offering architectural flexibility and personalisation. However, it is also possible to have a move-in-ready property, with premium finishes, sustainable technologies and smart-home systems.

Responding to the housing crisis

While Portugal is going through a housing crisis, affecting the supply of homes available, compared to the demand of buyers, which affects urban and rural areas. In districts like Coimbra and Leiria, anyone looking to buy property there faces a shortage of available housing, which pressures younger buyers, as well as families and local communities.

Senmar believes that part of the problem lies not only in the number of homes built, but also in the inefficiency of conventional on-site construction. According to Senmar, the traditional construction will not respond to the registered demand in Portugal, as the deadlines are usually longer due to a combination of various factors, such as weather delays, or even shortage of workers.

Senmar is addressing the challenges of housing crisis by transferring part of the building process to controlled factory environments. This way, the panelised and modular construction becomes a structural element, and the finished modules will be produced with high levels of precision before being placed in the field. The method Senmar will apply will reduce construction time and ensure consistent performance standards.

Architectural innovation

One of the strongest features of Senmar is the Senmar Modular On Demand (MOD), which provides clients a product focused on advanced modular construction. Saher Dwairy, an architect at Senmar, says the concept will redefine modular housing as a bespoke, design-led solution rather than a standardised product.

In an interview with The Portugal News, Dwairy stated that Senmar MOD is built on flexibility and adapts to the client’s requirements. Using off-site manufacturing and parallel production processes, the final product can be delivered 70% faster than in traditional construction. The MOD will not affect the architecture’s quality or energy efficiency.

The system is like an “architectural DNA” that allows the same construction logic to be applied to private villas, eco-resorts, and public buildings. While applying minimalistic design principals, the designs will not ever be limited. Senmar works on removing unnecessary elements, prioritising light, space and functionality.

Focus on sustainability

Sustainability is the core of Senmar’s identity. The company does not want to only sell houses, but also to deliver future-proof living conditions. For example, the timber, when responsibly sourced, offers renewable alternatives to carbon-intensive materials such as concrete and steel. When combined with reduced on-site waste, the approach lowers the environmental footprint of each Senmar project.

Supporting clients

Senmar is proud to be an active partner for international clients, especially those who want to move to Portugal. American and other foreign buyers have the chance to be assisted by Senmar in their change. Legal assistance is provided, and even support in buying the land and dealing with local authorities. With a single point of contact, Senmar simplifies what may seem like a complicated, bureaucratic task.

In terms of finances, the company also has a delicate approach to the clients. The company works closely with international banks and ensures that secure transactions can be done easily. Currently, Senmar is exploring the availability of cryptocurrency payments in the future, reducing clients’ exchange costs.

Constructing the future of housing

By integrating advanced manufacturing, renewable materials, and a design focused on the client, Senmar shows that speed, quality, and sustainability do not have to be competing priorities. However, they can bond together and create homes that are both resilient and affordable.
