According to the National Statistics Institute (INE), during the reference quarter, the rate of change in prices for existing housing was 8.1%, above that observed for new housing (5.8%).

Compared to the previous quarter, IPHab increased by 1.8% (3.1% in the 2nd quarter of 2023). During this period, growth in the prices of new housing (2.0%) exceeded that of existing housing (1.8%).

Between July and September 2023, 34,256 homes were transacted, corresponding to a year-on-year rate of change of -18.9% (-22.9% in the previous quarter).

In value, recorded transactions amounted to 7.1 billion euros, 12.2% less than in the 3rd quarter of 2022. In the new housing segment, there was an increase of 0.2% in the number and 10.3% of the value of transactions.

In the 3rd quarter of 2023, housing purchases by the institutional Family sector totalled 29,635 units (86.5% of the total), totalling 6 billion euros (84.7% of the total). During this period, buyers with a tax residence outside the National Territory purchased 2,741 accommodation units (8.0% of the total), which represents a year-on-year reduction of 0.9%.,
